AMA Projects was engaged to perform fitout and extension works to the NIOA office in Canberra. Two separate tenancies were combined to expand the office and increase their delivery capabilities.
Works included demolition, installation of new high security partitions and ceilings, extensive custom joinery featuring American black walnut and Victorian ash timbers, and an upgrade of the service infrastructure to suit the new layout. Acoustic performance was a of key importance, with the construction required to meet Rw45 and Rw50 ratings. This was achieved by utilising sound dampening timber panelling, double glazing, and mastic joints.
NIOA remained in occupation throughout the works, which required additional consideration to mitigate disruption. In addition to noisy and disruptive works being conducted outside of operational hours, our team forecasted and communicated all works with a daily Diary of Works. This enabled NIOA to input their operational requirements, and for particular works to be scheduled around access.
The Brindabella Park tenancy is governed by the Canberra Airport Group (CAG), which required an additional layer of approvals and delivery requirements. The CAG procedures were incorporated into our Site Management Plan and induction process to ensure compliance.
To mitigate supply issues due to COVID-19, our team worked closely with suppliers to find alternative equipment and finishes to minimise delays. To ensure construction continued unimpeded by lockdowns, AMA Projects implemented a COVID-19 Management Plan to ensure social distancing and cleaning was undertaken on site, in line with Government advice.
