AMA Projects were engaged to perform refurbishment works in Building 13 at the Garden Island Defence Precinct to make it suitable for hosting functions. A heritage consultant was engaged to provide on advice on how to maintain the heritage requirements of the building.

The works included:

  • scraping back de-laminated lead paint
  • repair of timber windows
  • replacement of damaged glazing
  • repair of damaged timber floorboards
  • new lighting and fire detection system to meet current standards
  • re-pointing of the facade to give the building a revitalised look.

AMA Projects were able to retain the existing Level 1 flooring instead of a full replacement which was a positive heritage impact. Environmental and heritage concerns were front of mind during the works in order to maintain the heritage integrity of the building. This required close communication and coordination with the client and all stakeholders involved and careful removal of lead paint from windows and doors to prevent damage.
